Blume On The Ave is one of DVM’s latest projects.

Thirty new affordable homeownership condos and three commercial spaces are coming to Mattapan, thanks to DVM Housing Partners.

The project, called “Blume on The Ave,” is being designed in partnership with and for the community, as “a celebration of Mattapan’s history, resilience, and future.”

DVM Housing Partners is a Boston-based firm that is “committed to the creation and preservation of income-restricted housing.”

They work to accomplish this by “developing and affirmatively marketing income-restricted housing within the neighborhoods of Boston.”

President and founder Dariela Villón-Maga said that she started the firm years years ago.

She shared their first attempt at developing a site by submitting a proposal to the city to develop some vacant sites along Blue Hill Avenue in 2022.

“We had the luck of being designated for five parcels along Blue Hill Avenue to develop affordable homeownership units and commercial spaces. Part of our process at DVM Housing Partners is really trying to bring in the community as much as we can through the development process,” she said.

Villón-Maga credits the Mattapan community for playing a major part in helping the firm develop the concept they submitted to the city of Boston, which led to the 30 affordable home ownership units and three commercial business spaces.

“[The Mattapan community] has been an integral part of developing our program through the pre development phase, and continues to be a part of our process,” she said.

Out of the three commercial spaces, two of them are being sold to local businesses at below market rates, according to Villón-Maga.

She also talked about why she wanted to bring these affordable condos and commercial spaces projects to Mattapan — which is based on her own experience of growing up in affordable housing as a child and living in affordable housing as an adult.

“I…was able to use that as a stepping stone to become a firsttime home buyer in Mattapan.

My mom got pregnant with me on Mattapan Street in Mattapan. We lived in the Dorchester/Roxbury area for a long time, and I’ve been living in Mattapan for almost 10 years now,” she said.

“It was really important for me to create a project that was going to have high impact, was going to, hopefully, deter displacement of my neighbors, and ensure that the final product was something that the Mattapan community could be proud of, [and] also just Boston, as a whole,” she added.

“I owe a lot of my success to the resources that the city has offered me, so I think this was just my way of giving back.”

Villón-Maga’s firm will be hosting a community Block Party on Sunday, Oct. 26 from 12 to 3 p.m. at 1039 Blue Hill Ave. to celebrate the 30 new affordable homeownership condos.

“We really wanted to do something fun and exciting — something different from the traditional real estate project celebration or ribbon cutting celebration.

We wanted to do something that felt authentic to us as a team, to the Mattapan community, and we landed on having an old-school block party,” she said.

She also spoke about what residents and neighbors can look forward to if they attend the event, which includes a DJ that will spin all of the Carribbean, Haitian, Spanish, and Jamaican tunes.

“Folks can expect all the things that traditional block parties have. There’ll be a food truck, Fresh Food Generation, which is a local business…We’ll be having their food truck there. So we’ll be offering free food options. We’ve partnered with Cafe Juice Up…They’re going to be offering some healthy drink options…you can just expect to have a lot of fun,” she said.

Villón-Maga also said that one of the condos will be ready for viewing, so community members can actually feel and touch the “Blume on The Ave” project.

There will be an opportunity at the party for community members to talk to her team about the project and to sign up for their housing interest form if they are interested in learning more about the homeownership opportunities they will be marketing soon.

Villón-Maga shared why it is important for projects like this one to happen.

“It’s important for these projects to happen from a revitalization perspective. So these five parcels were vacant for over 30 to 35 years. I would say they were somewhat of an eyesore to community members as they drove home, up down Blue Hill Ave.,” she said.

“Now, there’ll be activation on the ground floor with commercial spaces. There’ll be new construction. We’ll be bringing in first time home buyers that we’re hoping will become a fabric of the neighborhood, if they aren’t already, from a revitalization standpoint,” she said.

Lastly, she talked about the importance of affordable homeownership and how this can help uplift families from a wealth-building standpoint.

“Homeownership is vital. Affordable home ownership is something that is ultimately essential to Black and brown communities in Boston. Market rate development and homeownership is extremely out of reach for many, (including) many folks in the Dorchester-Roxbury area that are now renters. So, creating that pathway and making that accessible homeownership creates stability,” she said.

“There’s no fear of displacement, no fear of landlords jacking up rents. That stability allows you to focus on the things that matter, like growing your career, expanding your education, on raising your family, focusing on your children … having just that housing stability allows folks a little bit more breathing room to focus on those things that will impact their economic development,” she added.
