Redevelopment opportunity being offered

For 117 years, the Shreveport Country Club has been an iconic Shreveport social and sports destination. Located just off Greenwood Road at 3101 Esplanade Ave., the property stands at the heart of Shreveport adjacent to a prominently high-traffic medical corridor. Centrally located close to I-220, I-49, I-20 and La. Hwy. 3132, this 218-plus-acre property is now being offered as a prime location for redevelopment.

In 2009, the property was donated to a non-profit associated with Shreveport Rev. Denny Duron. Duron is still the current owner, and Doug Abington, a broker at Sealy Real Estate Services, is handling the listing.

This rare redevelopment opportunity is being offered for $4.3 million. This price includes the 23,425-square-foot clubhouse which houses an operational commercial kitchen, dining and sitting areas and bar, as well as a covered patio area, swimming pool and tennis courts. The 18-hole golf course has a par of 71.

“Along the way, there have been significant improvements made to the property, including a full renovation as well as the addition of championship greens and countless adjustments and upgrades,” said Abington. “This property has been a communal comfort to people’s hearts – both when it was the Shreveport Country Club and as a non-profit.”

Abington brings to the table over 10 years of experience as a commercial broker and has worked with Sealy Real Estate Services for the past four years. “Given its history, I am hopeful this tradition will continue and the property can be utilized to provide a positive influence within the Shreveport community,” Abington said. “Given all the positive aspects of this project, I believe this property has unlimited possibilities for redevelopment, particularly including in the medical and residential areas.”

With an estimated economic growth rate of 36 percent, Shreveport’s unemployment rate is below the national average and promises aboveaverage progression for the area.
