NOTICE OF PUBLIC HEARINGS
In the matter of applications under Section 45 of the Planning Act, R.S.O. 1990, Chapter P.13, as amended, take notice that the following applications for Minor Variance/Permission, seeking relief from provisions of the City of Greater Sudbury’s Zoning By-law as specified, have been made and will be heard by the Committee of Adjustment of the City of Greater Sudbury in the order that they appear:
Application # A0014/2024
Description of Property: PIN 73583-0634, Part Block “O”, Plan 5-S-A, being Parts 7, 8, 9, and 10 on Plan 53R-20136, Part Lot 4, Concession 3, Township of McKim, 501 John Street, Sudbury
Purpose of Application: Approval to construct a duplex dwelling on the subject property providing a high watermark setback, shoreline structure, an increase in the permitted cleared area within the shoreline buffer and rear yard setback at variance to the By-law.

Description of Property: PIN 73507-0920, Parcel 3843 SEC SES, Lot 319, Plan M-69, Part Lot 10, Concession 6, Township of Capreol, 4 Hanna Avenue, Capreol
Purpose of Application: Approval to construct a multiple dwelling containing four units on the subject property, providing reduced landscaped open space, reduced parking ratio, parking location, an increase in net residential density, rear yard setback, and corner side yard setback at variance to the By-law.

Purpose of Application: Approval to convert an existing kitchen, bathroom, and eating area to a sixth residential unit on the subject property providing an increase in net residential density and reduced number of parking spaces at variance to the By-law.

Purpose of Application: Approval to construct a detached garage on the subject property providing a height at variance to the By-law.

Description of Property: PIN 02127-0011, Parcel 49451 SEC SES SRO, Block Y, Plan M-597, Part Lot 6, Concession 5, Township of McKim, 0 Burton Avenue, Sudbury
Purpose of Application: Approval of a lot to be severed and proposed multiple dwelling, subject of a future consent application, providing landscaped open space, location of parking, reduced number parking spaces, as well as lot depth, front and rear yard setbacks at variance to the By-law.

Description of Property: PIN 02127-0011, Parcel 49451 SEC SES SRO, Block Y, Plan M-597, Part Lot 6, Concession 5, Township of McKim, 0 Burton Avenue, Sudbury
Purpose of Application: Approval of a lot to be retained and proposed multiple dwelling, subject of a future consent application, providing landscaped open space, location of parking, reduced number parking spaces, number of compact parking spaces, as well as front and interior side yard setbacks at variance to the By-law.

Comments submitted on the matter, including the originator’s name and address, become part of the public record and may be viewed by the public and published in the Committee of Adjustment’s decision. By submitting information, including print or electronic information, you are indicating that you have obtained the consent of persons whose personal information is included in the information to be disclosed to the public.
A copy of the decision on any of the above applications will only be sent to any person who files with the Secretary-Treasurer a written request for notice of the decision(s).
Participate in the Committee of Adjustment Meeting
The public is able to participate in Public Hearings in person or via electronic participation. There are several ways in which the general public can provide submissions to the Members of the Committee of Adjustment for the April 10th, 2024, meeting, as follows:
• Attend in person at Council Chamber, Tom Davies Square, 200 Brady Street, Sudbury.
• Submit comments in writing to Nia Lewis, Secretary-Treasurer, Committee of Adjustment, Box 5000, Station A, Sudbury, Ontario, P3A 5P3, prior to this meeting or by email to [email protected]. Comments received by 3:00 p.m. on Friday, April 5th, 2024, will be provided to Members of the Committee of Adjustment prior to the meeting; and/or
• Register to speak at the Committee of Adjustment Meeting via electronic participation: Please go to the City of Greater Sudbury’s website at https://www.greatersudbury.ca/do-business/planning-and-development/committee-of-adjustmentsign-variance-committee/ for instructions to register for electronic participation. Interested members must register prior to 12:00 p.m. one business day prior to the date of the hearing.
