Request for Qualifications for Filed Sub Trades under M.G.L. Chapter 149A Construction Management at Risk Construction of the Brooke Roslindale Elevator Addition and Playground Project

In accordance with Massachusetts General Law, Chapter 149A, Brooke Charter School invites qualified Filed Sub Trade contractors to submit pre-qualification applications for participation in the upcoming Elevator Addition and Playground project located in Roslindale, MA. The project consists of a new, 3,495 SF, 3-story addition with a 7-stop elevator, 3,120 SF of existing building renovation, and 38,415 SF of site improvements. Project duration is 16 months phased construction.

Brooke Charter School anticipates awarding a Construction Manager at-Risk contract on or about 4/24/2026. The CM will participate in the Filed Sub Trade prequalification review process and will manage the proposal phase of the project. Estimated value by trade: Masonry $106,000, Misc. Metals $294,000, Waterproofing Damp-proofing and Caulking $43,000, Roofing $88,000, Windows $28,000, Tile $27,000, Acoustical Ceilings $107,000, Resilient Flooring $146,000, Painting $27,000, Elevators $490,000, Fire Protection $68,000, Plumbing $295,000, HVAC $392,000, Electrical $260,000. The overall project estimate is $8,600,000.

RFQ’s will be made available Wednesday, April 8, 2026, after 9AM, EST. The due date is April 23, 2026.
