A petition has been presented to the Probate and Family Court of Suffolk County in the Commonwealth of Massachusetts by, Coretta White of Boston In the County of Suffolk, representing that she, hold as Tenants in common and an undivided 33.334% share of certain land lying, Dorchester, MA in said County described as:

12 Weldon Street, Dorchester, MA 02121 - Parcel ID 1202840000

A certain parcel of land with the buildings thereon, situated in the part of Boston called Roxbury, and now known and numbered 12 on Weldon Street, being lot No. 5 on a plan made by Garbett and Wood, dated August 22, 1884, recorded with Suffolk Deeds, Book 1654, Page 186, and bounded and described as follows:

SOUTHEASTERLY by said Weldon Street, forty and 12/100 (40.12), more or less;

SOUTHWESTERLY by Lot #4 on said plan, thirty-nine and 50/100 (39.50) feet more or less;

NORTHWESTERLY by land now or formerly of Barton, forty (40.00) feet more or less;

NORTHEASTERLY by Lot #6 on said plan, forty-two and 50/100 (42.50) feet more or less;

Containing about sixteen hundred forty (1640) square feet, being Lot #5, as aforesaid excepting so much of said it as shown on said plans as is now included in Weldon Street. It being the same land conveyed by deed of Helen Cohen dated October 2, 1963, and recorded in Suffolk Registry of Deeds Book 7784, Page 245.

The street address of the land is 12 Weldon Street, Dorchester Massachusetts 02121.

The common title to the land is held by Vanessa Larocque, Issac Dowden and Coretta White, as tenants in common, by deed dated February 28, 2024 and recorded with the Suffolk County Registry of Deeds in Book 69937, Page 181. Title derives from a deed in to Morgan Dowden and Poldina Dowden dated June 8, 1989 recorded with the Suffolk County Registry of Deeds in Book setting forth that she desire that all of the aforesaid described part of said land may be sold at private sale for not less than $31,500 praying that the partition may be made of all the land aforesaid according to the law and to that end that a commissioner be appointed to make such partition and be ordered to make sale and conveyance of all, or any part of said land which the court finds cannot be advantageously divided either at private sale or public auction and be ordered to distribute the net proceeds thereof.

If you desire to object thereto you or your attorney should file a written appearance in said Court at Boston before ten o’clock in the forenoon on the 2nd of May, 2024, the return day of this citation.
